Everyone

  • Photo ID

W-2 or salary

  • 30 days of pay stubs
  • Final pay stub of each of the last two years
  • Two years of W-2s
  • Two years of federal tax returns

Self-employed or 1099

  • Two years of personal and business returns
  • Year-to-date profit and loss
  • Recent business bank statements

Down payment and savings

  • Two months of statements, all pages
  • Retirement or investment statements
  • Documentation for any large deposit

Only if it applies

  • Divorce decree or support order
  • Bankruptcy discharge
  • Green card or visa
  • VA certificate of eligibility and DD-214

  2. Disclosures

    You review and sign electronically. A federally required three-business-day review window applies before closing on the final numbers.
  3. Appraisal ordered

    You will get an email from the appraisal management company with payment instructions; that email is legitimate.
  4. Submitted to underwriting

    Christina and the team stage every document so the file moves once.
  5. Approved with conditions

    Usually a short list. We tell you exactly what is needed and why.
  6. Clear to close

    You hear it from us first. Closing is scheduled with title.
  7. Keys

    Sign, fund, move in. Then we stay in touch.
